Sierra Meadows and Ponderosa Palisades
are located across the Truckee River, off Highway 267, and are approximately
85% built out. It’s a primary residence area with some second homeowners
who want to be close to the Truckee-Tahoe Airport or the Northstar ski
hill. Through Sierra Meadows and Ponderosa Palisades, there are two subdivisions called Ponderosa Ranchos and Martiswoods Estates, with lots primarily 1 acre in size. Zoned for horses with miles of riding trails, the subdivision is about 60% built out. The neighborhood features underground utilities and a mix of primary and second homes. Across Highway 267 from Sierra Meadows and Ponderosa Palisades, is another neighborhood, Ponderosa Golf Course. It is an older subdivision with many homes backing to the 9-hole golf course. The average lot size is 1/3 acre with homes served by sewer and natural gas. Olympic Heights is comprised of 181 lots
that are primarily quarter acre lots. Located between downtown Truckee
and Glenshire and perched on a sunny south-facing hill off Glenshire Drive,
Olympic Heights offers views of the Martis Valley, Northstar and the train
route. It is also next to a meadow that deer use in their annual migrations.
A few vacant lots remain in the small subdivision, some of which are ideal
for passive solar homes. Homes facing Glenshire Drive and offering views
of the valley command the higher prices. There is no homeowners association
or amenities. Homes are on septic systems and are served by natural gas
or propane.
